01Factory build
Built on a line, not on your site.
A compact PM office comes together under one roof: frame, floor, glazing, services and roof, while your plant carries on as normal.
Ancillary units, modular rooms inside PEB and multi-storey buildings, and data centres. Delivered without stopping production. Scroll to follow one unit from our line to your plinth.

A compact PM office comes together under one roof: frame, floor, glazing, services and roof, while your plant carries on as normal.
02Test and load
Electrical, plumbing and leak checks are signed off in the factory. The office is lifted onto the trailer beside a precast bath pod, then strapped for the road.
03Transport
Units are sized for standard trailers. Routes are surveyed and plant entry passes arranged before dispatch.
04Your site
We arrive with gate passes, a lifting plan and a route agreed with your safety team. Furnaces, conveyors and dispatch keep running.
05Lift and set
Our work zone is the unit's footprint plus the crane swing. Everything around it carries on.
06Precast bath pod
A precast pod weighs several tonnes, so it travels on slings, not forks. A pick-and-carry crane lifts it off the trailer and sets it on its plinth next to the PM office.
07Plug in
The pod connects to your network at one point per service: a valve chamber, a drain chamber and a feeder pillar, all prepared before we arrive. WCs, urinals and basins are already inside.
08Office workspace
A light steel frame goes up first, then insulated PUF panels close it in, storey by storey. Where it suits the site, we stack factory-finished cabins instead.
09Handover
Outdoors beside your roads, or inside your sheds: every unit is lit, connected and handed over with its documents. Barricades come down and the crane leaves the same day.
What we build
Outside your buildings, inside them, and for your digital infrastructure. Select any unit on the elevation to see what arrives fitted from the factory.
Typical uses
Programme
A conventional build keeps a crew on your plant from foundation to finishing. With Modulus, your site sees the pedestals and the final set-down. Everything else happens in our factory, in parallel.
Indicative programme for a 6 to 10 module ancillary block. All figures are indicative and confirmed per project after the site survey.
Made by Modulus
Two short films from our line: a precast gangmen rest room, then a bath pod with its plumbing, electricals and waterproofing built in. Both travel by road as complete units and go into service the day they are set down.
Reinforced shells are cast and finished under cover, to the same standard every time.
Each unit leaves fitted and tested, on a standard trailer.
Set down, connected and in service the same day.
On site
Steel plants run around the clock. These are the rules our site teams follow, so installing a facility is never a reason to halt production.
We barricade the unit's footprint and the crane swing. Roads, bays and the rest of your site stay open.
Pedestals are the only concrete. The unit arrives finished, so there is no curing time, slurry or debris near your operations.
Crane lifts are planned around your shift changes, dispatch movements and hot-work permits, including nights and shutdowns.
Permit-to-work, job safety analysis, toolbox talks and certified lifting gear for every lift, aligned with your EHS team.
Water, drain, power and data each end at one point on the unit. Hook-up takes hours, and isolations on your network stay short.
When your layout changes, units disconnect, lift and move to the next location. A facility can follow a project across the plant.
Scope III
Compute, power and control rooms built and tested in our factory, then delivered as complete modules next to your plant network. Fit-out ready for racks, cooling and fire systems.
A site survey visit, the set-down location, the crane approach route, and connection points for water, drain, power and data. We share pedestal drawings so your civil contractor or ours can cast them in advance.
Yes, two ways. Flatpack: a light steel frame goes up and insulated PUF panels are placed into it with hand tools. Or factory-finished cabins come in through the shed door and are stacked. Either way there is no welding or wet work near your line, and work fronts are fenced off.
Components are sized to pass through goods lifts, hoists and standard openings, then assembled on the floor. They tie into the building's existing water and power risers.
Yes. Units disconnect at their single-point connections, lift off their pedestals and move to the next location. This suits project offices and contractor facilities that follow work across the plant.
Our site teams work Pan-India. Transport routes, gate passes and lifting plans are prepared for each plant before dispatch.
Plan your site
Share your plant location, the facilities you need and when you need them. We come back with layouts, a programme and a date for the site survey.
Units, quantities, plant location and the date you need them on site.
Our team walks the set-down points, access routes and service connections with your EHS team.
Drawings, specification and a factory-to-handover programme for your sign-off.
